How the calculator works
The clearing figure is the national budgeting range for the lot size you pick. A published size (an eighth, a quarter, a half or one acre) returns its own range. A size in between returns the span from the smaller size's low end to the larger size's high end, because no source publishes a curve between them and drawing one would be invented precision. Above five acres the range keeps an open top: big tracts are priced per acre or per machine day after a site visit.
Density, stumps and debris do not change the dollar range. Lot-size ranges already cover every density, so instead of multiplying them by a made-up factor, the calculator says where in the band your lot probably sits and why. Heavy growth, hauled debris and a high stump count each push toward the high end. A heavy clear and grub with every stump pulled and everything hauled can pass the top of the band.
The separate lines
Stump grinding is its own line: the first stump at the national first-stump rate and each additional stump at the additional-stump rate. Those are the stumps in lawn and yard areas. Stumps under a house pad or driveway are normally grubbed out with the clearing, which is the difference explained in stump grinding vs stump removal and priced on the stump grinding page.
When the debris is chipped or mulched in place, the calculator also shows the per-acre range for forestry mulching. That is an alternative method, not an add-on. It shreds brush and small trees where they stand and leaves roots and stumps, so it suits underbrush and land held for later rather than a building pad. Hauled debris adds loading, trucking and county gate fees, which is what debris hauling covers.
What stays outside the range
Permits, surveys and disposal fees are never inside these numbers. In Palm Bay the tree removal and small residential site land clearing permit, and any mitigation for protected or specimen trees removed and not replaced, follow the city's current fee schedule; the permit guide explains each one. Fill, grading and erosion control are earthwork that comes after clearing. The lot clearing checklist shows which permits and checks likely apply to your lot.
Sources behind the numbers
Lot-size, density, stump grinding and forestry mulching ranges are national budgeting ranges from published national cost guides, compared against Florida contractor price guides; where those disagree, the calculator shows the national range and notes that heavy wooded lots can run higher, rather than averaging them. Permit structure comes from the City of Palm Bay Land Development Code, Chapter 175, and Brevard County's small-scale land clearing permit application. Local labor context comes from U.S. Bureau of Labor Statistics wage estimates for the Palm Bay-Melbourne-Titusville metro, which run below the national means; a wage is not a billing rate, because the rate also carries insurance, machines, fuel and overhead.
None of this is a quote or a company rate. A site visit turns the range into a number by looking at the actual growth, stumps, access and where the debris can go. Clearing is carried out by licensed and insured contractors, and the written scope names the method, the stump plan and the debris plan before work starts.
